Association Fees
The current monthly Association Fee is $150 per unit, effective since January 1, 2025.
Payments can be made conveniently through our AppFolio Online Portal.
We encourage all residents to use the e-check option, which allows you to enter your bank account and routing numbers directly to avoid extra transaction fees.
Late Fee Charges
Declaration Text (Section 7)
"Any monthly charge not paid within ten (10) days after due shall carry a ten ($10.00) dollar late charge for the first late month and $25.00 late fee charge for each month thereafter."
Interpretation
- Your monthly Association payment has a set due date. If full payment is not received within 10 days after that date, a late fee applies.
- The fee is $10.00 for the first delinquent month and increases to $25.00 for each additional month the payment remains outstanding.
- In other words, if a payment is late by one month only, the charge is $10.00. If it remains unpaid for two or more consecutive months, an additional $25.00 applies for each of those subsequent months.
- Late fees accumulate on top of the monthly payment and may be added to interest and other charges provided in the Declaration. In cases of extended nonpayment, the Association may file a lien against the property, as authorized under the same Section 7.
- Recommendation for homeowners: submit payment before the due date or, at the latest, within the 10-day grace period to avoid these charges.
